Tips for selling your home

 

When you decide to sell your home, there are certain things to consider. Will you sell the home yourself or list it with an agency, like Owens & Company? Choosing an agent to sell your home for you will save you time, stress, and probably money, since the agent is not personally tied to the home like you are.
 

What do you do to list your home?
 

First you should have a listing contract with an agent. This agreement contains a complete description of your property, how much you are asking for your property, some sort of financing terms that you will accept, the brokerage fee, and the length of time the agreement will be in effect.
 

What information should you have available at the listing appointment?

Your property tax payments for the last year.

Your loan account number along with the balance if possible, interest rate, taxes and principle.

A list of personal property that will go with the house as well as a list of personal property that will not go with the house.

A copy of any subdivision or homeowner's association bylaws.

Copies of utility bills for the past year.

A list of any energy features, like insulation that you added. Try to have a copy of before and after utility bills also.

Any copies of warranties that are still in effect for appliances or electrical or heating systems.

Current inspection reports.

Any certificates showing your home is free of termites.

Property tax assessments

Current inspections of the septic system and well if you have either.

Floor plans if available

Property survey plats

A professional appraisal

Your title insurance policy

Make a list of any special features you think will help sell  your home.

Provide a map of the area with schools, shopping, libraries, and recreation facilities marked.

A list of features you like about the house and neighborhood could be useful to the agent also.
